Heading into fall, Greater Victoria's market is holding its balanced, steady tone. Sales picked up noticeably over the summer while prices stayed flat and inventory stayed healthy. Here is where the latest numbers landed, according to the Victoria Real Estate Board.
By the numbers
A total of 591 properties sold across the region in August, up 12.6 percent from the 525 sales in August 2025, the strongest August in five years. That included 309 single-family homes (up 15.3 percent) and 175 condominiums (up 15.1 percent). Buyers are clearly back and active, but still selective.
Inventory stayed healthy. There were 3,662 active listings at the end of August, up 1.7 percent from a year earlier and down slightly from July. That keeps choice on the table for buyers without tipping the market out of balance.
Prices held steady. The benchmark single-family home in the Victoria core was $1,301,800, down just 0.6 percent year over year and off slightly from July's $1,311,000. The benchmark condominium in the core rose 0.9 percent year over year to $553,600. As Board Chair Fergus Kyne put it, homes that are well-priced and well-presented are attracting the strongest interest.
