Greater Victoria Real Estate Market Update: October 2026
October brought a welcome rebalancing to Greater Victoria. Sales picked up from September, inventory eased from its summer peak, and the Victoria Real Estate Board describes the market as balanced once again. Here is what the latest figures show and what they could mean for your next move.
By the numbers
Sales
A total of 573 properties sold across the Victoria Real Estate Board region in October, 7.1 percent fewer than the 617 sold in October 2025 but a healthy 23.8 percent more than in September. Single-family sales came in at 303 (down 13.4 percent from a year ago) and condominium sales at 135 (down 15.1 percent), while townhomes were the bright spot with 90 sales, up 20 percent. October sales landed very close to the previous five-year average of 581.
“We noted at the time that a single month does not establish a trend, and October’s balanced market results are a reminder that market conditions can shift materially from month to month.” (Fergus Kyne, Board Chair)
Inventory
There were 3,594 active listings at the end of October, a decrease of 5.7 percent from September and a 5 percent increase from the 3,423 listings a year earlier. Another 1,138 properties came to market during the month, slightly above the five-year average of 1,060. Inventory has declined from its June peak, yet Chair Kyne points out there is still a very healthy number of listings available, which gives buyers more choice and time to consider their options.
Prices
The benchmark single-family home in the Victoria Core was $1,288,600 in October, up 0.7 percent from $1,280,100 a year ago and a touch above September's $1,280,100. As the chart shows, single-family values have eased from their spring peak near $1.34 million and look to be steadying. The core condominium benchmark was $533,900, down 2.8 percent from $549,000 a year ago and below September's $547,800.
If you are buying, you still have choice and room to think. Conditions can vary considerably between neighbourhoods and property types, and some areas may continue to favour buyers even though the broader market is balanced. Get pre-approved, know your must-haves, and compare carefully, especially in the condominium segment where prices have softened.
If you are selling, a balanced market rewards sellers who price realistically and present well. With sales near the five-year average and plenty of listings to compare, a clear strategy for your specific neighbourhood and property type will help your home stand out.
Thinking about your next move? Conditions have moved from a buyer's market in September to a balanced one in October, and they could shift again.
