Sales

A total of 463 properties sold across the Victoria Real Estate Board region in September, 16.4 percent fewer than the 554 sold in September 2025 and 21.7 percent fewer than in August. Single-family sales fell 17.3 percent year over year to 239, while condominium sales slipped 11 percent to 137. After the strongest August in five years, buyers clearly took a step back.

“September closed with inventory levels outpacing sales to a degree we haven’t seen in many years. The numbers indicate that the Victoria housing market has ventured into buyer’s market territory.” (Fergus Kyne, Board Chair)

Inventory

There were 3,811 active listings at the end of September, up 4.1 percent from August and 3.2 percent from the 3,694 listings a year earlier. With inventory outpacing sales, buyers had more choice and more time than they have had in years, though a single month does not make a trend and conditions can shift from month to month.

Prices

The benchmark single-family home in the Victoria Core came in at $1,280,100, down 2 percent from $1,306,500 a year ago and lower than August's $1,301,800. As the chart shows, single-family values have eased gradually since peaking near $1.34 million in April and May. Condominiums have held remarkably steady: the core condo benchmark was $547,800, up 1 percent from $542,200 last September and slightly below August's $553,600.

If you are buying, this is one of the better windows for choice and negotiating room we have seen in years. Inventory generally shrinks into winter, so qualified buyers may find more variety now than in the months ahead. Get pre-approved, know your must-haves, and take your time comparing.

If you are selling, pricing to today's market matters more than ever. With more homes competing for fewer buyers, a realistic list price, strong presentation and a clear strategy for your specific neighbourhood and property type will make the difference between a quick sale and a listing that sits.

Thinking about your next move? Conditions shifted quickly from summer to fall and could shift again in the months ahead.
